As a certified REALTOR I have all of the tools at my disposal to provide you with a valuation of your home. If you are considering selling or refinancing and want to know the value of your existing home or rental property I can prepare a comparative market analysis for you that will give you a strong idea of what your property is worth.
What is a Comparative Market Analysis?:
To prepare a Comparative Market Analysis (CMA) on your property I will need the following:
The property address
All major repairs since the property was purchased
I will then be able to compare your property to comparable recently sold homes in your area. I will take the selling prices of these homes and adjust for various factors: square footage, home features, total bedrooms, total bathrooms etc. These adjusted prices from the comparative properties will allow us to establish a price range for the subject property you wish to have a value for.
Why Does Home Value Matter?
It is imperative for home seller's to determine the appropriate price to list their property at. If a home is priced below market value, there is a risk of leaving money on the table. Conversely, a home priced above its market value may well become a stagnant listing that takes ages and ultimately price reductions to sell- ultimately losing more money than an appropriately lower price would have provided to begin with.
How Much Money Can I Make if I Sell My House?
A first step in the process towards determining if selling your property may be a fit is determining the price you could expect to sell it at. In addition to providing you with a CMA to determine the value of your home, I can provide you with a "net sheet". A net sheet is a financial report that shows you how much money you will have after the sell of your property after deducting all expenses (loan balance, taxes, fees, commissions etc.)
